Why Avadi plots are different

Many families look at Avadi for one reason. For the money, the plots are bigger than they would get closer to the city.

A bigger plot is a good problem to have. It lets you build a ground-floor house with open space around it, add a floor later, or put up a second unit to rent. It also brings two questions people tend to skip: is the layout properly approved, and how much of the house should you build now?

Avadi grew around large defence establishments, including the Heavy Vehicles Factory and the Air Force Station, and residential layouts came up around them over several decades. It became the Avadi City Municipal Corporation in 2019. Layouts from different periods carry different kinds of approval, and that is where checking starts. As builders in Avadi, our first visit is about the paperwork as much as the ground.

Layout approval: check it before anything else

Some Avadi layouts were approved by the planning authority when they were laid out. Some were sold as unapproved plots and regularised later under the Tamil Nadu government's regularisation scheme. A few were never regularised.

The price can look similar across all three. What you can do with the plot is not.

  • Approved layout. The plot appears on an approved layout plan with an approval number. Building plan approval is straightforward.
  • Regularised plot. There should be a regularisation order for your specific plot. Ask to see the order itself, not just a receipt for the application.
  • Unapproved and not regularised. Building permission and bank loans become difficult. Get advice before you pay an advance.

We also check the patta, the encumbrance certificate, and whether the boundaries on the ground match the layout sketch. In older layouts, plots are sometimes re-divided informally, so the plot you are shown may not be the plot on paper. Our guide to documents required to buy land in Chennai lists what to ask the seller for.

Near a defence boundary

Some plots in Avadi are close to defence land. Construction near defence establishments can carry extra conditions, such as a no-objection certificate or a height limit. These rules have changed over time, and they depend on the establishment and the distance.

We do not guess at this. If your plot is near a defence boundary, we raise it with the corporation at the start and design the building to whatever applies.

How much house to build now

This is the decision that matters most on an Avadi plot.

Many owners here build a ground floor first and plan to add a floor when the family grows or the budget allows. That works well, but only if it is designed in from day one. A house built for one floor and later loaded with a second is where cracks and costly strengthening come from.

If you may add a floor later, we design:

  • foundations, columns and beams for the final number of floors, not the first
  • the staircase position so it can reach the next floor, with its own entrance if that floor could be rented
  • the roof slab, electrical risers and plumbing stacks ready to extend
  • approval drawings for the full building where the rules allow, so the second phase is not a fresh application from scratch

Building the structure for future floors adds a modest amount to the first phase. Strengthening it afterwards costs far more. Our page on adding a floor to an existing house explains what happens when this is not planned.

Using the open space well

On a larger plot, the land around the house is part of the design, not leftover space.

  • Setbacks. The rules set minimum open space on each side. A larger plot lets you keep more than the minimum, for light, cross-ventilation and a garden.
  • Parking. Plan room for a car and two-wheelers inside the gate, with a covered portion if you can.
  • Rainwater. A rainwater harvesting pit is required, and a bigger plot can take more than one. Where homes rely on borewells, recharging the ground is worth doing properly.
  • Compound wall. On a large plot it is a real cost. Price it separately and early.

What it costs

Our packages are priced per sq ft of built-up area. For a 1,500 sq ft house:

PackageRate per sq ft1,500 sq ft
Basic₹2,199about ₹33.0 lakh
Standard₹2,399about ₹36.0 lakh
Premium₹2,699about ₹40.5 lakh
Ultra Luxury₹3,199about ₹48.0 lakh

If you build in phases, a 1,100 sq ft ground floor at Basic is about ₹24.2 lakh (1,100 × ₹2,199), with the structure sized for the floor above. Approvals, the soil test, compound wall, sump and interiors are extra. On a large plot the compound wall and site development can be a bigger share than people expect, so we quote them as separate lines.

How we build in Avadi

The steps are the same on every plot. In Avadi, the second one usually takes the longest, and it is worth the time.

  1. Site visit to see the plot, the approach road and the boundaries on the ground.
  2. Plot and document check: layout approval or regularisation order, patta, encumbrance certificate, and any defence-boundary question.
  3. Design for the house you want now and the house you may want later.
  4. Approval through the Avadi City Municipal Corporation, with CMDA where the size of the building needs it.
  5. Stage-wise construction with a daily progress report from site.
  6. Stage-wise payments, released as each stage is completed.

Start with the plot

If you are comparing builders in Avadi, ask each one what they would check on your plot before they quote. Then ask us. Send the plot details and the documents you have, and our team will tell you where the plot stands and what kind of house it can take. For other localities, see our Chennai builders hub.

Building in Avadi: questions owners ask

Building plans for a typical individual house go to the Avadi City Municipal Corporation. Larger buildings come under CMDA. We confirm which applies once the plot size and the planned building are known.

Generally yes, if the plot has a regularisation order issued for that specific plot. Ask the seller for the order itself, not just proof that an application was made, and check that the plot details match your sale deed.

Yes, if there is any chance you will add one. Foundations, columns and beams sized for the final building cost a modest amount more in the first phase. Strengthening a single-storey structure later costs far more and is not always possible.

There can be. Construction close to defence establishments may need a no-objection certificate or follow a height limit, and the rules depend on the establishment and the distance. If your plot is near a defence boundary, we check with the corporation before design.

About ₹33.0 lakh at Basic (₹2,199 per sq ft), ₹36.0 lakh at Standard, ₹40.5 lakh at Premium and ₹48.0 lakh at Ultra Luxury. Approvals, soil test, compound wall, sump and interiors are extra.

The layout approval or regularisation order for your plot, patta in the seller's name, an encumbrance certificate, boundaries on the ground against the layout sketch, and whether the plot is close to defence land.
