The old house below the road
Walk down an older lane in Virugambakkam and you will notice it. Many houses sit a step or two below the street.
The houses did not sink. The road went up. Each time a street is relaid, a new layer goes on top of the old one. After a few decades, a house built above the road ends up below it, and rain from the street runs towards the gate instead of away from it.
Add narrow plots and lanes where the drains struggle in heavy rain, and you have the two things that shape almost every rebuild here: levels and width. For builders in Virugambakkam, those two set the brief before the family wish list does.
Levels: set the plinth from the road and the drain
A rebuild is your one real chance to fix the level problem. Patching the old house cannot do it.
Before design, our team surveys three levels: your plot, the centre of the road in front, and the bottom of the nearest drain. From those we set the new plinth, with a margin for the next time the road is relaid.
- Raise the plinth so the ground floor sits clearly above the road, not just level with it
- Slope the entrance and parking towards the street drain, not towards the house
- Keep the sump lid and the sewer inspection chambers above the expected water level
- Give the rainwater harvesting pit an overflow that does not run into the neighbour's plot
Plots near the Virugambakkam canal, or on lanes where water stands after a downpour, need this most. Ask the neighbours how the street behaved in the last heavy monsoon. They usually remember exactly where the water reached.
Narrow plots: design for light and air
Many plots here are narrow and deep, with a short frontage and houses on both sides. After side setbacks, the usable width of the house can be small. Good design on these plots comes down to three things.
Staircase
On a narrow plot the staircase takes a big share of each floor. Placing it along one side wall, or at the back, keeps the main rooms full width. If an upper floor may be rented, a separate staircase near the front means tenants never pass through the house.
Light and ventilation
With walls close on both sides, side windows give little light. A small open-to-sky cut-out or light well in the middle of the house brings daylight in and lets hot air rise and escape. It costs a little floor area and pays it back every afternoon.
Parking
A narrow frontage takes one car at most. Decide early whether the car goes under a stilt or in the front setback, because that fixes the position of the gate, the entrance and the staircase.
Our page on floor plan ideas for Chennai homes shows layouts that suit long, narrow plots.
Repair or rebuild?
Owners of older houses here often ask whether they can raise the floor inside, add a level, or renovate instead. Sometimes that is the right call. Often, on a house that sits below the road and was built for a single storey, it is not.
Repair makes sense when the structure is sound, the floor level is acceptable and you like the layout. Rebuilding makes sense when the house takes in water, the walls are cracking, or you want more floors than the old structure can carry. Our page on renovation versus reconstruction walks through the decision, and we will give you a straight view once we have seen the house.
Concrete and access on a tight lane
The width of the lane decides how the concrete reaches your slab, and that choice should be made at planning, not on the morning of the pour.
- If a transit mixer can reach the gate, ready-mix concrete goes straight in
- If the lane is too narrow, concrete can be pumped through a line from the main road
- Where neither works, concrete is mixed on site with a machine, under supervision, to a fixed mix design
We also clear debris within the week so the lane drain in front of your house is never blocked by our site. On a street that already drains slowly, that matters to every house on it.
What to check before you rebuild
- Patta and title in your name, and the encumbrance certificate
- The measured width and depth of the plot against the documents
- The plot level against the road and the drain
- Water and sewer connections, and whether they need moving
- Neighbouring walls: shared or separate
What it costs
Our package rates are per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199.
A 1,400 sq ft house over two floors at Standard comes to about ₹33.6 lakh (1,400 × ₹2,399). At Basic, it is about ₹30.8 lakh.
Approvals, the soil test, compound wall, sump and interiors are extra, as is demolition of the old house. Raising the plinth well above the road adds filling and masonry. We show that as its own line, so you can see what the level fix costs.

Book a site visit
If your house in Virugambakkam takes in water, or your plot is narrow and you are not sure what fits, send us the address and your documents. Our team will visit, take levels and tell you what a rebuild would involve. If you are speaking to several builders in Virugambakkam, ask each one where they would set your plinth and why. Rebuilding in Virugambakkam: questions owners ask
Partly. Raising the floor inside reduces ceiling height and does not fix the doors, drains or plinth. When a house sits well below the road and takes in water, rebuilding with a higher plinth is usually the lasting fix. We assess the structure before advising either way.
We set it from three levels: your plot, the road in front and the nearest drain, plus a margin for future road relaying. The goal is a ground floor that sits clearly above the road, not level with it.
Put the staircase along one side or at the back so rooms keep their full width, add an open-to-sky cut-out or light well for daylight and ventilation, and decide parking early because it fixes the gate and entrance.
Yes. Concrete can be pumped through a line from the main road, or machine-mixed on site under supervision to a fixed mix design. We decide which during planning so the slab pour runs to plan.
About ₹33.6 lakh at Standard (₹2,399 per sq ft) or about ₹30.8 lakh at Basic (₹2,199). Demolition, approvals, soil test, compound wall, sump and interiors are extra, and plinth raising is shown as its own line.
The Greater Chennai Corporation approves plans for a typical individual house, with CMDA handling larger buildings. A rebuild needs a fresh building plan approval.
