A house that pays part of its way

Thoraipakkam sits in the middle of the IT corridor, where OMR meets the Thoraipakkam–Pallavaram Radial Road. People who work in the offices along OMR want to live close by, and that steady demand is why many owners here build a house with one or two floors meant for tenants.

A rental floor is not just a smaller copy of your own. It has to be let quickly, lived in hard and repaired without disturbing anyone else. We design for that from the first drawing, and it changes more decisions than most owners expect. Any builders in Thoraipakkam you consider should be ready for that brief.

We can't tell you what rent a floor will fetch or how soon it will let. That depends on the market. What we can do is make sure the building doesn't get in the way.

Decide the arrangement first

The common patterns we see here:

  • Owner below, tenants above. You live on the ground floor with the garden and parking; one or two upper floors are let.
  • Owner above, tenant below. Better light and privacy for you, with the tenant using the ground floor.
  • All floors let. Usually smaller units on each floor, often as an investment while you live elsewhere.

Each one changes where the staircase goes, how the parking is divided and how the water tanks are split. Settle it before the architect starts, even if you might switch later.

What makes a floor easy to let and easy to run

Separate everything that a tenant pays for

  • Entrance and staircase. Tenants should reach their door without passing through your space. A staircase at the side or front, with its own gate if possible, avoids most friction.
  • Electricity. A separate service connection and meter for each unit, with space on the meter board planned in the drawings. Retro-fitting meters is untidy and slow.
  • Water. A separate overhead tank, or at least a separate compartment and valve, for each unit. Shared tanks are a frequent source of friction between owner and tenant.
  • Parking. Mark which bay belongs to which unit. Two-wheeler space matters as much as car space here.

Plan for repairs without entry

Put plumbing risers and inspection points in a shaft or on an outside wall, not behind a tenant's kitchen tiles. When a pipe leaks on the second floor, you should be able to fix it without booking an appointment with the first.

Stack the wet areas

Bathrooms and kitchens stacked one above the other keep pipe runs short. A tenant's bathroom above your bedroom is a leak waiting to happen, so we avoid that arrangement and waterproof every bathroom floor properly regardless.

Choose finishes for wear, not for show

Tenants change. Floors, doors and fittings get more wear than in an owner's home. Vitrified tiles, good-quality hinges and locks, and taps that are easy to replace pay for themselves at the first change of tenant. Put washing-machine and water-heater points in every unit; tenants look for them.

Approvals for a multi-unit house

A house with separate units is still approved by the Greater Chennai Corporation in Thoraipakkam, as long as it stays within the limits for that route. Larger buildings move to CMDA. The approved plan should show the units as they will actually be used. A building approved as one house and then let as three floors can cause problems with separate connections, property tax and any future sale.

If the completed building needs an occupancy or completion certificate, plan for it from the start. Our occupancy certificate guide explains when it applies.

Before you buy a plot for this

  • Is the road wide enough for the number of floors and units you want? Road width affects what may be built.
  • Is there room for each unit's parking without blocking the gate?
  • How does the street drain? Parts of Thoraipakkam are close to the Pallikaranai marsh and Okkiyam Madu, and low ground here held water in past floods.
  • Are the sale deed, patta and encumbrance certificate in order?

What it costs

The whole building is priced the same way, by built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199 per sq ft.

Take a three-floor building with 1,000 sq ft on each floor, 3,000 sq ft in total. In Standard it comes to about ₹72 lakh (3,000 × ₹2,399). In Basic, about ₹66 lakh. The ₹6 lakh difference buys better fittings and finishes, which matter more where tenants change often. Approvals, the soil test, compound wall, sump, interiors and the deposits for separate electricity connections are extra.

Many owners finance part of a build like this with a home loan. Our guide to construction loan disbursement explains how stage-wise bank releases line up with stage-wise payments.

How we handle a rental build in Thoraipakkam

We start with a site visit and a conversation about how you plan to use each floor, now and in ten years. Then we check the plot documents, design the units, and take the plan through the Greater Chennai Corporation, or CMDA if the building is larger.

Construction runs stage by stage with a daily progress report, and you pay at each completed stage. Before handover we test every unit's water, power and drainage separately, so the first tenant doesn't find the fault for you.

When comparing builders in Thoraipakkam, ask to see how they would split the water and electricity between units on your plot. It's a quick test of whether they've designed for rental before.

Tell us how you want to use the building

Send us the plot size and how many units you have in mind. We'll suggest an arrangement, check what the rules allow and give you a cost for each option. For other localities, see our builders in Chennai page.

Rental houses in Thoraipakkam: questions owners ask

Many owners here do it because people working along OMR want to live nearby. Rent and occupancy depend on the market, so we cannot promise a return. What we can do is design floors that are easy to let and cheap to maintain.

Yes. Each unit can have a separate service connection and meter, as long as the approved plan shows separate units. We plan the meter board space in the drawings so it isn’t squeezed in later.

The Greater Chennai Corporation, as long as the building stays within the limits for that route. Larger buildings go to CMDA. The approved plan should show the units as they will actually be used.

Many owners choose Standard at ₹2,399 per sq ft, because it gives more durable fittings than Basic without the cost of Premium. If you plan to live on one floor, compare packages for the whole building with us before deciding.

A 3,000 sq ft building costs about ₹66 lakh in our Basic package, ₹72 lakh in Standard, ₹81 lakh in Premium and ₹96 lakh in Ultra Luxury. Approvals, soil test, compound wall, sump, interiors and electricity connection deposits are extra.

Yes, if the foundation, columns and staircase are designed for the final number of floors from the start, and the staircase is placed so upper floors get their own access.
