When the land is worth more than the house

In Valasaravakkam, the land under your house is usually worth far more than anything you will build on it. Streets are densely built, empty plots are rare, and most new houses here replace an old one.

That changes the question. It is not how big a house the family needs. It is how much of what this plot allows you are going to use.

Leaving permitted floor area unbuilt on a high-value plot is the most expensive mistake we see here. So our first job is to work out exactly what your plot can take.

Working out what the plot allows

Before any floor plan, our team calculates the plot's building envelope under the current Tamil Nadu building rules. Four things decide it:

  • Road width in front. The width of your street affects how much you can build and how tall. We measure it at your gate rather than relying on the sale deed.
  • Setbacks on the front, sides and rear, which depend on plot size and building height.
  • Floor space index, which caps total built-up area against plot area.
  • Parking required for the number of units you plan.

The result is a number: the total built-up area the plot can carry, and over how many floors. Then we compare it with what you want. Often the answer is a stilt floor for parking with two or three floors above. Sometimes the street width limits it more than owners expect. Either way, you design with the real number, not a guess.

Designing a house that earns

Many Valasaravakkam owners build one floor for the family and one or two to rent. The rent helps carry the loan. It only works if the house is designed for it from the start.

  • Separate entrance and staircase for the rental floors, so tenants do not walk through your home.
  • Separate electricity meters and water lines for each unit, planned in the drawings rather than added later.
  • Quiet between floors. Bathrooms stacked over bathrooms, and bedrooms kept away from the shared staircase.
  • Parking for every unit, laid out so one car does not block another.
  • A lift shaft if you plan three or more floors and elderly parents live with you, even if the lift itself comes later.

If you own a larger plot and would rather not fund the whole build, joint development is another route. Our page on the joint development sharing ratio explains how that split usually works.

Building between two occupied houses

Most plots here have houses on both sides, often built close to the boundary. That makes the construction itself more delicate than on an open plot.

  • Demolition of the old house is done by hand near shared or close walls, not by machine.
  • Excavation beside a neighbour's shallow foundation needs care. Where footings come close to the boundary, our engineer designs them so they do not undermine the next house.
  • A record before work starts. We photograph the neighbours' walls on both sides, so any later question about cracks has an answer.
  • Storage. There is little room for sand, aggregate and steel, so materials come in smaller, more frequent loads and the street in front stays clear.
  • Water and slurry. Curing water and wash-off must not run into the neighbour's compound or block the street drain.

With metro construction along Arcot Road, access to some streets can also change from month to month. We check the route to your site before booking large deliveries.

What to check first

  1. Patta and title in your name, and the encumbrance certificate
  2. Any earlier approved plan for the existing house
  3. The actual road width at your gate
  4. Your neighbours' walls: shared, attached or separate
  5. Water and sewer connections, and whether they need upgrading for extra units

What it costs

Our package rates are per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199.

Take two floors of 1,000 sq ft each above stilt parking. At Premium, the 2,000 sq ft of floors comes to about ₹54 lakh (2,000 × ₹2,699). At Standard, it is about ₹48 lakh. We confirm in the quote how the stilt floor is measured and priced.

Approvals, the soil test, compound wall, sump and interiors are extra. So is demolition of the existing house. On a plot where land is the larger investment, the difference between building two floors and three is often the decision worth spending time on, more than the choice of package.

How we take on a Valasaravakkam build

  1. Site visit: the plot, the road width, the neighbours and the access route.
  2. Document check: title, patta, encumbrance certificate and any earlier approvals.
  3. Envelope and design: what the rules allow, then a plan for your family and any rental floors.
  4. Approval with the Greater Chennai Corporation, or CMDA where the building's size requires it.
  5. Stage-wise construction with a daily progress report, including the precautions on the neighbour side.
  6. Stage-wise payments, each released when that stage is complete.

A signed agreement that lists the package, the extras and the stage payments protects you as much as us. Our page on the construction agreement between owner and contractor covers what it should contain.

Find out what your plot can take

Most builders in Valasaravakkam will start with a per sq ft rate. We would rather start with how much house your plot allows, because on land this valuable that number matters more. Send us your plot size, road width and documents, and our team will come back with the envelope. If you are comparing builders in Valasaravakkam with those further west, our Porur page covers that side.

Building in Valasaravakkam: questions owners ask

It depends on your plot size, the width of the road in front, the setbacks and the floor space index under the current Tamil Nadu building rules. We work out the exact built-up area and number of floors your plot allows before starting any floor plan.

Often, yes. Streets here are tight, and a stilt floor keeps cars off the road while leaving the floors above for living space or rental units. Whether it fits depends on your plot and the height allowed, which we check first.

We photograph the neighbours' walls before work starts, demolish by hand near shared or close walls, design footings near the boundary so they do not undermine the next house, and keep curing water and slurry out of their compound.

On a high-value plot it is worth considering. If you do, plan a separate entrance and staircase, separate electricity meters and water lines, and parking for each unit in the first drawings. Adding these later is harder and costs more.

For two floors of 1,000 sq ft each, about ₹54 lakh at Premium (₹2,699 per sq ft) or about ₹48 lakh at Standard (₹2,399). Approvals, soil test, compound wall, sump, interiors and demolition are extra, and the stilt floor is priced in the quote.

The Greater Chennai Corporation approves plans for a typical individual house. Larger buildings come under CMDA. We prepare and submit the drawings for you.
