Builders in KK Nagar: the second-generation rebuild

Much of KK Nagar was developed by the Tamil Nadu Housing Board in the 1970s, as a planned neighbourhood laid out in sectors.

Fifty years on, many of those houses are with the children of the families who first moved in. The house has done its job. The roof needs work, the bathrooms are small, the wiring was never meant for air conditioners, and the family has grown. The question we hear most in KK Nagar is not whether to build, but how: repair, add a floor, or start again.

Before that question, there is usually a quieter one. The papers.

Start with the Housing Board paperwork

A house that began as a Housing Board allotment has a different paper trail from a plot bought on the open market. Allotments were often paid off over years, with the sale deed issued only after the final instalment. Before any builder starts design, check these:

  • The final sale deed from the Housing Board. Make sure it was actually executed and registered, not just the allotment order. Some families discover only at the bank that this last step was never completed.
  • Whose name the property stands in. If the original allottee has passed away, the property usually needs to move to the legal heirs before a new building approval or a home loan.
  • Patta and property tax in the current owners' names, matching the deed.
  • The plot boundaries. Planned layouts have regular plots, but compound walls move over fifty years. A fresh survey avoids arguments with the neighbour later.

Our guide to property title verification explains what a proper check covers. We go through the documents with you before any design fee is spent.

Rebuild, add a floor, or renovate?

Many original Housing Board houses were built as compact single-storey or two-storey homes on load-bearing walls or a light frame. They were designed for the family of that time, not for more floors on top.

That is why renovation versus reconstruction is a real decision here, not a formality. A rough guide from what we look for on site:

  • Renovate if the structure is sound, the layout still works and you mainly need new bathrooms, kitchen, wiring and waterproofing.
  • Add a floor only after a structural engineer has checked the foundation, walls and columns, and confirmed they can carry the load. Many older houses cannot.
  • Rebuild when the structure is tired, the roof leaks in several places, and the family needs a layout the old walls will never allow.

We give you a straight answer after inspecting the building. Sometimes it is the cheaper option.

One house, two households

A second-generation rebuild in KK Nagar often has to house two families: parents who want to stay on the ground floor, and a son's or daughter's family upstairs.

That brief changes the design in practical ways:

  • A ground floor that works fully for older parents: bedroom, bathroom and kitchen on one level, low thresholds, grab rails in bathrooms.
  • A separate entrance or staircase for the upper floor, so each household has privacy.
  • Two kitchens, or one main kitchen and a smaller pantry upstairs, decided early because plumbing follows it.
  • Space kept for a lift shaft, even if the lift is fitted years later.
  • Separate electricity meters if one floor may be let out in future.

The regular plots of a planned layout help here. A rectangular plot on a straight road gives a clean structural grid and simple planning. On most streets, ready-mix concrete trucks can reach the gate, which helps both the quality of the pour and the labour bill.

What a KK Nagar rebuild costs

Our packages are priced per sq ft of built-up area. For a two-floor family home of about 2,000 sq ft built-up, the construction cost works out as follows:

PackageRate per sq ft2,000 sq ft built-up
Basic₹2,199about ₹44.0 lakh
Standard₹2,399about ₹48.0 lakh
Premium₹2,699about ₹54.0 lakh
Ultra Luxury₹3,199about ₹64.0 lakh

Approvals, demolition of the old house, soil test, compound wall, sump and interiors are extra. In KK Nagar, also budget for any document work, such as transferring the property to legal heirs, before construction can begin. If you have a planned-layout rebuild elsewhere in mind for comparison, our page on builders in Anna Nagar covers a similar redevelopment market.

How Hunter Property handles a build in KK Nagar

Our site team works from our Royapettah branch.

  1. Site visit. We inspect the existing house, measure the plot and look at the structure if you are considering adding a floor.
  2. Document check. Housing Board sale deed, legal heir papers if needed, patta and tax receipts.
  3. Design around the family: who lives on which floor, and what each household needs.
  4. Approval with the Greater Chennai Corporation, or CMDA if the building's size calls for it.
  5. Demolition and construction in stages, with daily progress reports and photos.
  6. Stage-wise payments as each agreed stage is completed and checked.

If your parents are staying nearby during the build, tell us. We plan noisy work and site visits around that.

Whoever you talk to, ask builders in KK Nagar two things. Have they inspected an old Housing Board structure before advising you to add a floor? And will they put the demolition, debris removal and service reconnection in the quote as separate lines? A quote that skips either is pricing a different project from yours.

Talk to us about your KK Nagar house

Send us the sector, the plot size and a few photos of the existing house. We will visit, look at the documents and the structure, and tell you whether to renovate, extend or rebuild, with an itemised estimate for the option that makes sense.

Rebuilding in KK Nagar: questions owners ask

The registered sale deed from the Housing Board, patta and property tax receipts in the current owners' names, and legal heir papers if the original allottee has passed away. Check that the final sale deed was actually executed, not only the allotment order.

Sometimes. A structural engineer must first confirm that the foundation, walls and columns can carry the extra load. Many 1970s houses were not designed for it. If they cannot, a rebuild is usually safer and better value.

We usually give the parents a complete ground floor with bedroom, bathroom and kitchen on one level, and the upper floor its own entrance or staircase. Kitchen positions, meters and space for a future lift are decided early, because plumbing and structure follow them.

Yes, but the property normally needs to be in the legal heirs' names first, with all heirs in agreement. That is needed for the building approval and for any home loan. We tell you what is missing during the document check.

About ₹44 lakh at Basic, ₹48 lakh at Standard, ₹54 lakh at Premium and ₹64 lakh at Ultra Luxury. Approvals, demolition, soil test, compound wall, sump and interiors are extra.

A typical individual house is approved by the Greater Chennai Corporation. Larger buildings come under CMDA. We confirm which applies before the drawings are finalised.
