When land is the expensive part
Perungudi sits at the city end of OMR, between Kandanchavadi and Thoraipakkam, with IT offices along the main road and the Perungudi station on the MRTS line to Velachery a short way off. Land this close to the corridor's workplaces is expensive, and plots are rarely large.
So the useful question here is not how wide the house can be. It's how high it can go, and how well the floors work together.
Most of the owners we talk to in Perungudi want one of three things: a G+1 house for one family, a G+2 house with a floor for parents or grown children, or a house built now with a floor added later. All three are decided by the same early choices, and they are the choices builders in Perungudi should raise with you before quoting a rate.
Design for the final height on day one
A house planned for two floors and later asked to carry three is the most common problem we see on small urban plots. The foundation, columns and beams were sized for the original load. Adding a floor then means strengthening, or simply not adding it.
If there is any chance you will build higher, tell us at the start:
- Foundation and frame designed for the final number of floors, even if you build fewer now.
- Column starter bars left at roof level and protected from rusting, so the next floor connects properly.
- Staircase carried to the terrace from the beginning, placed so an upper floor can have its own entrance if needed.
- Plumbing and electrical risers sized for the extra floor, with space on the meter board.
The extra cost of planning this way is small compared with retrofitting it. Our guide to adding a floor to an existing house explains what happens when it wasn't planned.
What the rules let you build
How many floors and how much floor area you get depends on the plot size, the width of the road in front and the building rules in force when you apply. Setbacks on a small plot take a real bite out of the ground floor.
Individual houses in Perungudi are approved by the Greater Chennai Corporation. Once a building crosses the size or height limits for that route, it moves to CMDA, which changes the paperwork and the time involved. We work out early which side of that line your design falls on, because nudging a design just over it rarely pays.
Stilt parking
On a narrow Perungudi plot, parking on the ground floor can eat most of the space you'd use for a living room. Raising the house on a stilt floor keeps the car under the house and moves the living space up a level.
It suits some plots and not others. It works well when the road is wide enough to turn in, and when the family is comfortable with stairs or plans a lift. It needs a stronger ground-floor frame, since the stilt columns carry everything above without walls between them. How the stilt floor is treated under the current rules is one of the first things we check against your plot.
If a lift is even a possibility, leave a shaft or a space for one in the plan now. Cutting slabs later is messy.
Tall, narrow houses need light
A tall house on a small plot can feel dark in the middle. Neighbours are close, and side windows often face a wall. We usually solve this with an open staircase under a skylight, a small light well, or rooms arranged so every bedroom gets one outside wall. The floor plan matters more than the elevation here, and our floor plan ideas for Chennai homes show some of the layouts that work.
What to check before you buy
- The width of the road in front, measured, not taken from the brochure. It affects setbacks and what you may build.
- Where the plot is relative to the Pallikaranai marsh, the Perungudi lake and the old dump yard on the marsh fringe. Low ground nearby means a soil test and a careful plinth level.
- Whether an older house on the plot needs demolition, and how debris will leave a tight street.
- The sale deed, patta and encumbrance certificate, as on any purchase.
What it costs
Our rates are per sq ft of built-up area. Here is a G+2 house with 900 sq ft on each floor, 2,700 sq ft in total:
| Package | Rate per sq ft | 2,700 sq ft |
|---|---|---|
| Basic | ₹2,199 | about ₹59.4 lakh |
| Standard | ₹2,399 | about ₹64.8 lakh |
| Premium | ₹2,699 | about ₹72.9 lakh |
| Ultra Luxury | ₹3,199 | about ₹86.4 lakh |
Approvals, the soil test, compound wall, sump and interiors are extra, as are a lift and demolition of any existing structure. For how multi-level houses compare on cost, see our duplex house construction cost guide.
How we build in Perungudi
We start with a site visit to measure the road, look at the neighbours' buildings and plan how materials will reach a tight plot. Then we check your documents and work out the floor area and height the rules allow.
The design goes to the Greater Chennai Corporation, or to CMDA if the building is larger. Once approved, we build stage by stage, sending a daily progress report, and you pay as each stage is completed. On small plots we schedule deliveries in smaller loads, since there's little room to store steel and sand on site.
When you compare builders in Perungudi, ask each one what load their foundation design allows for. It tells you whether they've planned for the floor you might add later.
Plan the height first
Tell us your plot size, road width and how many floors you might ever want. We'll show you what fits and what it costs, now and later.
Building in Perungudi: questions owners ask
Often, yes, but it depends on your plot size, the width of the road in front and the rules in force when you apply. We work this out from your documents and a measured site visit before design starts.
That works well if the foundation, columns and staircase are designed for the final height from the start. Tell us at the beginning how many floors you might ever build, and we size the structure for it.
It can be. It frees the ground floor from parking and moves living space up, but it needs a stronger ground-floor frame and a road wide enough to turn in. We check how the stilt floor is treated under the current rules for your plot.
The Greater Chennai Corporation approves individual house plans in Perungudi. Larger buildings go to CMDA, which adds paperwork and time, so we check which route your design falls under early.
A 2,700 sq ft G+2 house costs about ₹59.4 lakh in our Basic package, ₹64.8 lakh in Standard, ₹72.9 lakh in Premium and ₹86.4 lakh in Ultra Luxury. Approvals, soil test, compound wall, sump, interiors and any lift are extra.
Yes. A G+2 house puts much more load on the ground than a single storey, and parts of Perungudi are low-lying near the marsh and the lake. The soil test decides the foundation design.
