Builders in Adyar: start with the water line

Adyar takes its name from the river that runs along its northern side.

For most of the year the river is a view and a breeze, and part of why an Adyar address is valued. In a heavy northeast monsoon it is something else. It is the reason the first number our team fixes on an Adyar site is not the built-up area. It is the plinth level.

In the December 2015 floods, water from the Adyar River entered homes in several neighbourhoods along its banks. Not every street was affected, and some parts of Adyar sit on noticeably higher ground than others. That variation is exactly why a general rule does not work here. The right answer belongs to your street, sometimes to your side of the street.

What to check before you rebuild in Adyar

Most Adyar projects are rebuilds. An older house is already standing, often one the family has lived in for decades. Before we draw anything, we look at five things.

  • How high water came in your lane. Long-time neighbours remember the mark on their compound wall. That conversation is worth more than any general map.
  • The road level, now and later. Roads get relaid and rise. Many older houses now sit at or below the road. If you step down from the road into your gate, note it.
  • Distance from the river and the big drains. A plot close to the bank or beside a major stormwater drain needs more caution than one on an inner street on higher ground.
  • Soil and water table. Ground near a river and its estuary can be sandy, and the water table can sit high. A soil test tells us what the foundation needs. We do not guess.
  • The old approval. Was the existing house built to a sanctioned plan, and were floors or rooms added later without one? It helps to know before the new application goes in.

Design choices that follow from the water

A higher plinth, designed in from day one

Raising the plinth means more filling, more steps at the entrance and a steeper car slope. Plan the gate, the ramp and the steps together, and the front looks intended. Add them at the end, and it looks like a correction. If elderly parents live with you, we design a gentle ramp or space for a lift at this stage, not later.

Stilt parking

Many Adyar owners choose a stilt floor: cars at ground level, living rooms one level up. On a street that has flooded before, it also lifts bedrooms, the kitchen and most wiring out of reach of water. Stilt height counts towards the building's overall height, so we confirm the permitted height for your plot and road with the authority before the design is frozen.

Services above the water

The main electrical board, meter, inverter batteries and pump controls go well above plinth. The sump is waterproofed inside and out, with its manhole raised and sealed so floodwater cannot mix with stored water. Rainwater from the roof and paving gets a planned route on your own plot, not into the neighbour's gate.

Premium finishes that tolerate water

Adyar clients often build to a higher specification. That is a good place for it, as long as the ground floor is chosen with water in mind. Granite or vitrified tiles recover from a wet week. Solid wood flooring at ground level does not. In kitchens and utility areas, we suggest water-resistant board for lower cabinets. Save the delicate finishes for the upper floors, where they are safe.

Streets towards the Besant Nagar side are also close to the sea. There, we pay attention to concrete cover over steel and to the quality of exterior metalwork, because salt air works on both over the years.

What a house in Adyar costs to build

Our packages are priced per sq ft of built-up area:

  • Basic: ₹2,199 per sq ft
  • Standard: ₹2,399 per sq ft
  • Premium: ₹2,699 per sq ft
  • Ultra Luxury: ₹3,199 per sq ft

A worked example. A family home of 2,800 sq ft built-up at Premium comes to about ₹75.6 lakh (2,800 × ₹2,699). The same house at Ultra Luxury comes to about ₹89.6 lakh (2,800 × ₹3,199).

Approvals, demolition of the old house, the soil test, compound wall, sump and interiors are extra, and we list each one separately. In Adyar, keep a margin for the plinth as well. Extra filling and, on weak soil, a deeper foundation add cost you never see in the finished house. We price those after the soil test, not before. How Hunter Property handles a build in Adyar

Our site team works from our Royapettah branch, a short drive across the river.

  1. Site visit. We measure the plot, read the road and plinth levels, and talk to neighbours about past water levels.
  2. Document check. Sale deed, patta, the old building approval and tax receipts, before any design money is spent.
  3. Soil test and design. The plinth level and foundation are fixed first. Then plans, elevation and structural drawings.
  4. Approval. We prepare and file the application with the Greater Chennai Corporation, or with CMDA if the building's size calls for it.
  5. Demolition and construction. Stage by stage, with daily progress reports and photos so you can follow the site from anywhere.
  6. Stage-wise payments. You pay as each agreed stage is completed and checked, not in large advances.

Like other builders in Adyar, we can promise careful work, not the weather. What we can do is make sure the decisions that matter most in a flood season are taken early, on evidence, and written into the drawings. If interiors are part of your plan, our luxury interior design team can work from the same drawings so finishes are planned with the structure.

Talk to us about your Adyar plot

Share your plot size, the age of the existing house and roughly how high water came in your street. We will visit, check the levels and give you an itemised estimate. Building elsewhere in the city as well? Our Chennai builders hub covers other localities.

Building in Adyar: questions owners ask

There is no single figure for all of Adyar. We set it against how high water has reached in your lane, the current road level and the chance of the road being raised later. Matching the neighbour's plinth is not enough, because the neighbour's house may have been built too low.

Often, yes. A stilt floor keeps cars at ground level and lifts living rooms, bedrooms and most wiring one level up, which helps on streets that have flooded before. It does count towards the building's height, so we confirm what is permitted for your plot before finalising the design.

A typical individual house in Adyar is approved by the Greater Chennai Corporation. Larger buildings come under CMDA. We confirm which applies to your plot and proposed building before drawings are finalised.

At our Premium package of ₹2,699 per sq ft, a 2,800 sq ft house comes to about ₹75.6 lakh. At Ultra Luxury, ₹3,199 per sq ft, it is about ₹89.6 lakh. Approvals, demolition, soil test, compound wall, sump and interiors are extra.

The sump is waterproofed and its manhole is raised and sealed. The main board, meter, inverter batteries and pump controls are placed well above plinth. These choices cost very little at design stage and are hard to change later.

It depends on the condition of the structure and how low the house sits against the road today. If the floor level itself is the problem, repairs rarely fix it. We inspect the building first and tell you plainly whether repair, raising the floor or a full rebuild makes sense.
