Guduvanchery: open plots in new layouts
Guduvanchery sits on the GST Road beyond Vandalur, in Chengalpattu district, with its own station on the suburban railway line to Chengalpattu. Much of the farmland around it has been divided into residential layouts over the years. Many people building here bought an open plot in a newer layout, often with few or no houses on either side.
That changes the first question. It is not how to rebuild an old house or how to squeeze rooms onto a narrow city plot. It is whether the layout your plot belongs to is genuinely approved. The building permit, a bank loan and the resale value later all depend on that one answer, so our team settles it before anything else.
Layout approval: what to look for
A residential layout here should carry approval from DTCP (the Directorate of Town and Country Planning) or CMDA, depending on where it falls. Confirming which one applies to your plot is the first step. Then look at the detail:
- The approval number and the approved plan. Ask for a copy of the approved layout plan, not the sales brochure. Check that your plot number, plot size and road widths match it.
- A 'panchayat approved' plot is not an approved layout. Some older layouts were sold on the basis of a local panchayat resolution. That is not the same as DTCP or CMDA approval.
- Roads and open space handed over. In an approved layout, the roads and the open space reserve (OSR) are handed over to the local body by gift deed. Ask whether this has been done.
- Regularisation, if the layout was not approved. Tamil Nadu has run schemes to regularise unapproved plots and layouts. If your plot was regularised, keep the order with your title documents.
- RERA registration. Newer plotted developments above the threshold size should be registered with Tamil Nadu RERA, and the registration can be looked up online.
After the layout, the usual title checks: patta in the seller's name, the chain of parent documents and an encumbrance certificate covering a long period. Because much of this land was agricultural until fairly recently, also confirm that the change of land use from agricultural to residential was done where required. Our guides to approved plot verification and the documents needed to buy land go through each step.
Once the layout is confirmed, the building plan for your house goes to the local body, with DTCP or CMDA rules applying depending on the area. We confirm the route for your specific plot before drawings start, so you only pay for one set.
Building on former farmland
Former paddy fields, and land near the lakes and tanks in this area, can hold water in the monsoon. Some plots have been filled with earth to bring them up to road level. Fresh fill needs compaction and time, and a foundation designed for it. Before design, we:
- Run a soil test to find out whether the plot is natural ground or recent fill, and how deep firm soil lies.
- Look at the layout's drainage. Where does the rain go when the whole layout is still unbuilt and unpaved, and where will it go once it is built up?
- Set the plinth above the final level of the layout road, not the current mud surface.
Utilities from scratch
On a new layout you may be among the first to need water, power and drainage. Plan for a borewell and a sump, a fresh electricity service connection, and a septic tank with a soak pit until a sewer reaches the area. Check the access road from the GST Road side to the layout as well, because lorries and the concrete mixer have to reach your plot, including in the rains.
Design for a plot with room
Plots here are often larger than in the city, which gives you choices that city owners do not have. A ground-floor bedroom for parents. A car porch with space to turn. A garden, or a terrace kept clear for a future floor. If you plan to add a floor in a few years, we design the foundation and columns for it now. Strengthening an old foundation later costs far more than building it right once.
What it costs in Guduvanchery
Construction is priced per sq ft of built-up area on our four packages: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199. A 1,200 sq ft ground-floor house on Basic comes to about ₹26.4 lakh (1,200 × ₹2,199). A 2,000 sq ft ground-plus-one on Standard comes to about ₹48 lakh.
Approvals, the soil test, compound wall, sump and interiors are not included in those rates. On an open plot in a new layout, also allow for the borewell, any earth filling and the septic arrangement, which depend on the site. You can try different sizes and packages with our construction cost calculator. If you are taking a home loan, remember that the bank will look closely at the layout approval before releasing money.
How we handle a Guduvanchery build
- Site visit. Our team checks the plot against the layout plan, the access road, the drainage and the condition of the ground.
- Layout and document check. DTCP or CMDA approval, road and OSR handover, patta, parent documents and encumbrance.
- Soil test and design. Foundation for the actual ground, plinth for the final road level, and a structure ready for future floors if you want them.
- Approval. We prepare the plan and submit it to the local body under the DTCP or CMDA route that applies to your plot.
- Stage-wise construction. Daily progress reports with photos, so you can follow the work without travelling to the site, and payments made stage by stage.
Start with the layout papers
The best builders in Guduvanchery will ask for your layout approval before they talk about design. Share the layout name, its approval number and your plot documents with us. Our team will tell you whether the plot is ready to build on, and what it will take. If you are still choosing between builders in Guduvanchery, ask each one what they checked before quoting.
Building in Guduvanchery: questions owners ask
Ask for the DTCP or CMDA approval number and a copy of the approved layout plan, and check that your plot number and size match it. A plot described only as 'panchayat approved' does not have layout approval. We can review the documents for you before you buy or build.
Generally the layout needs to be approved, or the plot regularised under the state's regularisation scheme, before a building plan will be approved. Banks also usually decline loans on unapproved plots. Sort this out before spending on design.
The local body issues the building permit, with DTCP or CMDA rules applying depending on the area and how the layout was approved. Which route applies varies by plot, so confirm it before commissioning drawings.
Usually yes, with the right foundation. A soil test shows how deep the fill goes and where firm ground starts, and the structural engineer designs the foundation to reach suitable ground. Building straight onto fresh, uncompacted fill is what causes cracks later.
About ₹22 lakh on our Basic package at ₹2,199 per sq ft, or about ₹24 lakh on Standard at ₹2,399. Approvals, soil test, compound wall, sump and interiors are extra. On a new layout, the borewell and septic arrangement depend on the site, so we price them after the site visit.
Yes, if the foundation and columns are designed for the extra floor from the start. Tell us at design stage. The approved plan should also allow for it, which we check when we prepare the drawings.
