What makes Selaiyur different
Selaiyur lies east of Tambaram, around Camp Road and the Velachery to Tambaram road. Several lakes are close by, including the Selaiyur, Sembakkam and Rajakilpakkam lakes. In recent years a great deal of the open land around them has been laid out into residential plots, and many streets are still filling up.
So a typical Selaiyur plot has two features at once. Water somewhere nearby. And a street where the house on one side has stood for years while the plot on the other side is still empty. Each one changes how we plan the house, and our team deals with both before any design work.
Lake-side plots: check the records, not the view
Chennai's lakes have shrunk as land around them was built on, and some layouts near water bodies include land that the revenue records still classify as part of a lake, its bund or its channels. Courts in Tamil Nadu have repeatedly ordered encroachments on water bodies to be removed. A house on such land can face eviction regardless of how well it was built.
Before buying, or before building on a plot you already own, check:
- Land classification. Confirm through the patta, chitta and the survey records that the plot is not classified as a water body or other government land.
- The approved layout plan. Get the approval number and a copy of the plan, then match your plot number, size and road on paper to what is on the ground. Our guide to approved plot verification explains the steps.
- Encumbrance. An encumbrance certificate covering a long enough period to show the plot's history.
- Surplus water paths. Ask where the lake overflows in a heavy monsoon and whether that water passes through the layout.
Being near a lake also means the water table rises sharply in the rains. That affects foundation depth, the sump and the septic tank, which is why the soil test comes before the drawings, not after.
Building first on a street that is still filling up
The road that is not there yet
Inner streets in newer layouts are often unpaved or still waiting for a proper road and stormwater drain. When the road is finally laid, it usually ends up higher than today's mud surface. A plinth set against the current ground can leave your gate below the road a few years later. We set the plinth for the finished road level, taking reference from paved streets nearby and any levels available from the Corporation.
Neighbours you have not met
The empty plot next door will have a house on it one day, perhaps two or three floors high. A window that looks over open land today may face a wall later. We orient the main windows towards the road and the setback spaces you control, and use a staircase well or a small internal courtyard for light where the plot allows. We also keep your rainwater within your own plot, so the new neighbour inherits no drainage problem from you.
Services that arrive in stages
Piped water and sewerage reach new streets gradually, and many houses start on a borewell and a septic tank. We place the septic tank, soak pit and sump so the house can switch to Corporation connections later without breaking up the driveway, and keep the sump well clear of the septic tank because the water table here rises in the rains.
Access during construction
An unpaved access road can turn to mud in the rains, making it hard for lorries and concrete mixers to reach the plot. On quiet, half-built streets, material left in the open can also go missing. We schedule deliveries in smaller lots, fence the site early and avoid stocking large quantities of steel on an open plot.
What it costs in Selaiyur
Our four packages are priced per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199. A 1,500 sq ft house comes to about ₹33 lakh on Basic (1,500 × ₹2,199) and about ₹40.5 lakh on Premium.
Approvals, the soil test, compound wall, sump and interiors are outside the package rate. On a street that is still filling up, we suggest budgeting for the compound wall early. It marks your boundary clearly before the neighbours build, and it protects the site while work is going on.
How we handle a Selaiyur build
- Site visit. Our team checks the plot's distance from the nearest lake, the state of the road, the levels of nearby paved streets and how built-up the street is.
- Record and document check. Land classification, layout approval, patta and encumbrance, before you spend on design.
- Soil test and design. Foundation and plinth set for monsoon groundwater and the future road, with windows planned for the neighbours to come.
- Approval. We submit the plan to Tambaram City Municipal Corporation, or CMDA where the building is large enough to need it.
- Stage-wise construction. A daily progress report with photos throughout, and payments made stage by stage as work is completed.
Plan your Selaiyur house with us
Good builders in Selaiyur should be asking about the lake and the street before they ask about your elevation. If you have a plot here or are about to buy one, send us the survey number, layout name and a photo of the street. Our team will check the records and the ground and tell you what the plot needs. For approval routes across the wider area, see our guide for builders in Tambaram. When you compare builders in Selaiyur, ask each one how they would set your plinth on an unpaved road.
Building in Selaiyur: questions owners ask
Check the land classification in the revenue and survey records, not just the sale deed. The plot should not be classified as a water body, bund, channel or other government land. A legal check of the parent documents and an encumbrance certificate for a long period add further assurance.
Set it for the finished road, not today's mud surface. Roads usually come up higher when they are laid properly. We take reference from the levels of nearby paved streets and any information available from the Corporation, then add a margin for monsoon water.
Tambaram City Municipal Corporation issues the building permit for a typical individual house in Selaiyur, with CMDA for larger buildings. The layout your plot belongs to should itself be approved before you apply.
On many newer streets, yes, at least to begin with, because piped water and sewerage arrive in stages. We place them so the house can switch to Corporation connections later without major digging.
About ₹52.8 lakh on our Standard package at ₹2,399 per sq ft, or about ₹59.4 lakh on Premium at ₹2,699. Approvals, soil test, compound wall, sump and interiors are extra.
It can rise sharply during the monsoon on plots close to the lakes. That is why we do a soil test before design and build the sump in waterproofed concrete. Neighbours who have lived there through a few monsoons are also a good source of information.
