Chromepet's houses are reaching their second life

Chromepet grew up along the GST Road and the suburban railway line decades ago. Neighbourhoods such as Radha Nagar, Nehru Nagar, New Colony and Hasthinapuram are full of independent houses built by one generation and now owned by the next. Many are single-storey or ground-plus-one, with old wiring, tired plumbing and a roof that has been patched more than once.

That is the most common reason people call our team about Chromepet. Not an empty plot, but an old house and a decision: repair it, add to it, or pull it down and build again.

This page is about that decision. If you are buying an open plot further south instead, our guide for builders in Tambaram covers plot and approval checks for greenfield sites.

Repair, add a floor, or rebuild?

We start with the house that is standing, not with a new design. Our engineers look at:

  • Foundation and walls. Are there settlement cracks? Is the house built on load-bearing brick walls with no columns? Was it ever designed to carry another floor?
  • The roof slab. Rust stains, exposed steel and damp patches on the underside point to corroded reinforcement.
  • Floor level. Many older houses now sit below a road that has been relaid several times. Rainwater from the street runs towards the house, not away from it.
  • Services. Ageing wiring, galvanised iron pipes, and a septic arrangement that may no longer suit the household.

If the structure is sound, adding a floor can be the better value. If the frame is weak, the floor sits too low or the layout no longer fits the family, rebuilding usually wins over the life of the house. Our article on renovation versus reconstruction sets out the comparison in more detail. After the inspection we give you our honest view, even when the answer is that you do not need a full rebuild yet.

Paperwork on an inherited house

Older family houses tend to come with older paperwork. Before anything is demolished, check that:

  • The patta is in the current owner's name. If the property passed down from a parent, the patta may still show the earlier owner.
  • Where the house is jointly inherited, all legal heirs agree in writing. A legal heir certificate and the right settlement or release deeds prevent disputes once construction money is spent.
  • The encumbrance certificate is clear, and any old loan on the house has been closed and the documents returned.
  • Property tax and the electricity connection are up to date. You will usually be asked for these with the building application, and the electricity account matters when you apply for a temporary supply for construction.

Chromepet was earlier part of Pallavaram Municipality and now falls under Tambaram City Municipal Corporation, which was formed in 2021. Older approvals and tax receipts may carry the old municipality's name. That is normal, but keep them together with the newer records. The new building plan goes to Tambaram City Municipal Corporation, with CMDA involved for larger buildings, and it is checked against today's rules, not the rules in force when the old house went up.

Today's setbacks may shrink the footprint

This catches many owners off guard. An old house may sit right up to the side boundary or very close to the road. A new house has to meet current setback and coverage rules, which depend on plot size and road width. So the new ground floor can turn out smaller than the old one.

The answer is usually to build up. A ground-plus-one or ground-plus-two house on the same plot can still give much more floor area than the old single-storey house, often with car parking inside the gate, which many older Chromepet houses never had. We work this out at the design stage, so you see the real usable area on paper before you commit to demolition.

Demolition on a lived-in street

A rebuild starts with taking the old house down, usually with neighbours close on both sides. We plan it step by step:

  • Disconnect power and water safely, and apply for a temporary construction supply.
  • Photograph the condition of neighbouring walls before work starts, and protect any wall the two houses share.
  • Remove debris in stages so the street is not blocked for days, and reuse sound brick and hardcore as filling where it is suitable.
  • Raise the new plinth above the present road level, so the new house does not repeat the old one's problem.

Also plan where your family will live during the build. Allow for many months, not weeks. The actual time depends on the size of the house, the design and how long approval takes.

What a rebuild costs

Our rates are per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199. Say the old house is 900 sq ft and the new ground-plus-one is 1,800 sq ft. On the Standard package that comes to about ₹43.2 lakh (1,800 × ₹2,399). On Basic, about ₹39.6 lakh.

Approvals, the soil test, compound wall, sump and interiors sit outside the package rate. Demolition depends on the old structure, so we price it after the inspection. Ask every builder you speak to for these lines separately. It is the only way to compare quotes on a rebuild fairly.

How we handle a Chromepet rebuild

  1. Site visit and inspection of the existing house, the plot boundaries and the road level.
  2. Document check covering patta, title, legal heirs and the encumbrance certificate.
  3. Soil test and design to current setbacks, with a clear comparison of old and new floor area.
  4. Approval with Tambaram City Municipal Corporation, or CMDA where the building size requires it.
  5. Demolition, then stage-wise construction, with a daily progress report and payments made stage by stage.

Tell us about your house

If you are comparing builders in Chromepet for a rebuild, send us a few photos of the existing house, the plot size and the patta details. Our team will tell you whether the house is worth keeping, extending or replacing, and what the new one could give you on the same land. Good builders in Chromepet should be able to show you that comparison before any demolition starts.

Rebuilding in Chromepet: questions owners ask

Sometimes. It depends on whether the existing foundation and walls can carry the extra load, which an engineer has to check. Many older houses were built on load-bearing walls without columns and were never designed for another floor. In those cases rebuilding is usually safer and better value.

Tambaram City Municipal Corporation, which now covers Chromepet, issues the building permit for a typical individual house. CMDA is involved for larger buildings. The new plan must meet current rules even if the old house did not.

The ground floor may be, because today's setback rules can require more open space around the house than the old building left. Building up usually more than makes up for it, and we show you the old and new floor areas side by side at design stage.

The patta transferred to the current owner or owners, written agreement from all legal heirs, a legal heir certificate where needed, and a clear encumbrance certificate. Sorting this out before demolition avoids disputes once construction has started.

About ₹39.6 lakh on our Basic package and about ₹43.2 lakh on Standard. Premium at ₹2,699 per sq ft comes to about ₹48.6 lakh. Demolition, approvals, soil test, compound wall, sump and interiors are extra.

It depends on the size of the house, the design and approval time, and demolition adds to the start. We give you a stage-wise schedule after the design is fixed and report progress daily, but we do not promise a fixed completion date before the site and approval are known.
