Two things set Pallavaram apart

Pallavaram sits right beside Chennai airport, and parts of it rise into rocky hills. Both shape a house here more than the elevation or the finishes do. The airport decides how tall you can go. The rock decides how you dig.

Our team checks both on the first visit, along with the usual plot documents. Neither is a reason to avoid Pallavaram. Both are reasons to sort things out on paper before the design is fixed.

Airport height limits

Buildings near an airport must stay below heights that keep approach and take-off paths safe. The Airports Authority of India (AAI) publishes colour-coded zoning maps for Chennai airport, and its online NOCAS system lets you check the permissible height at a plot's exact coordinates. Depending on where the plot is and how tall you plan to build, you may need a height No Objection Certificate from AAI before the building plan is approved.

One detail matters especially here. The permitted limit is set as a height above mean sea level, not above your plot. A plot on higher ground near the hills has already used up part of that allowance before the first column goes up. Two plots a short distance apart can end up with quite different limits for the same building.

For a house of two or three floors, this is usually a check rather than an obstacle. It matters more if you plan extra floors for rental income, a room on the terrace or a tall overhead tank structure. Check before the elevation is drawn, not after. It is one of the first questions builders in Pallavaram should raise with you. We record the plot's coordinates during our site visit and confirm the height position before design.

Rock below the surface

In many parts of Pallavaram, especially near the hills, hard rock lies close to the surface. Some plots hit rock within a few feet. Others have rock under one corner and soil under the rest.

Rock is good news for strength. A foundation that rests on sound rock does not need to go as deep as one on soft clay. The difficulties lie elsewhere:

  • Excavation. Cutting rock for footings, the sump and the septic tank takes rock breakers and time. Blasting is generally not practical in a residential street and needs permission where it is used at all.
  • Mixed ground. When part of the house rests on rock and part on soil, the two parts can settle differently and crack the walls. The structural engineer has to design for this, sometimes by taking every footing down to rock, sometimes with a different foundation type.
  • Sloping plots. Hillside plots may need cutting, filling or retaining walls. Rainwater running off the slope has to be led around the house, not into the foundation.
  • The sump. A deep underground sump in rock is slow and costly to dig. A shallower sump, or one partly above ground, can be the more practical choice.

A soil investigation with trial pits or boreholes at more than one point tells us where the rock lies before we design. On a Pallavaram plot, it is the most useful report you will pay for.

Water is the other side of rocky ground. Borewells may need to go deeper, and the yield can differ a lot between neighbouring plots. That makes rainwater harvesting worth designing properly, so the roof water you collect recharges the ground around your own borewell.

Checks on the land itself

Some land around the Pallavaram hills is government land, and hill land here has seen long-running encroachment disputes. Before buying, check the patta and the land classification in the revenue records, read the parent documents and get an encumbrance certificate. Our guide on property title verification explains what to look for.

Also check the approving body. If your plot is in or near the cantonment area around St. Thomas Mount and Pallavaram, confirm who handles building approval, because cantonment land follows its own rules. For other plots, the building permit comes from Tambaram City Municipal Corporation, with CMDA for larger buildings.

What it costs

We charge by built-up area on four packages: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199 per sq ft. A 1,400 sq ft house works out to about ₹33.6 lakh on Standard (1,400 × ₹2,399) or about ₹37.8 lakh on Premium.

Approvals, the soil test, compound wall, sump and interiors are extra. On rocky or sloping plots, rock excavation and any retaining walls depend entirely on the site, so we price them only after the soil investigation, not from a guess. Rock can also lengthen the foundation stage. Our page on house construction time in Chennai explains how long each stage usually takes and what moves it.

How we handle a Pallavaram build

  1. Site visit. We note the slope, any exposed rock, access for machinery and the plot's coordinates for the height check.
  2. Plot and document check. Patta, land classification, parent documents and encumbrance, plus confirmation of the approving body.
  3. Soil investigation and design. Trial pits or boreholes, then a foundation design that matches what is actually under the plot.
  4. Height check and approval. We confirm the airport height position and submit the plan to Tambaram City Municipal Corporation, or CMDA for larger buildings.
  5. Stage-wise construction. You receive a daily progress report with photos and pay stage by stage as each stage is completed.

Send us your plot details

Experienced builders in Pallavaram look at what is under the plot and what is above it before talking about elevations. If you have a plot here, send us the location pin, plot size and any soil report you already hold. Our team will tell you what the rock and the airport limit mean for your house before we price it. For other parts of the city, start from our builders in Chennai page.

Building in Pallavaram: questions owners ask

It depends on the plot's location and the height you plan. Check the permissible height for your coordinates on AAI's NOCAS system or with us before design. If your building would exceed the limit shown, a height NOC is needed before the plan can be approved.

There is no single answer for the whole area. The airport limit is set above mean sea level, so it varies with location and ground height, and the planning rules for your plot size and road width also apply. We check both before fixing the number of floors.

Sound rock gives excellent support, so foundations can often be shallower. The challenges are the cost and time of excavation, and plots where part of the house would rest on rock and part on soil. A soil investigation at several points tells the engineer how to handle it.

For most plots, Tambaram City Municipal Corporation, with CMDA for larger buildings. If the plot is in or near the cantonment area, confirm the approving body first, because cantonment land follows separate rules.

About ₹44 lakh on our Basic package at ₹2,199 per sq ft, or about ₹48 lakh on Standard. Approvals, soil test, compound wall, sump and interiors are extra, and rock excavation or retaining walls are priced after the soil investigation.
