A suburb built one layout at a time

Medavakkam grew around its busy junction on the Velachery–Tambaram Road, with roads branching towards Mambakkam and Sholinganallur. Over the years the open land between them has been divided into layout after layout, and plots are still being sold in the newer ones.

That's the opportunity here, and the risk. A plot in a well-planned, approved layout with a proper road is an easy build. A plot in a layout with gaps in its paperwork can hold up your permit, your loan and your sale years later.

So before we talk about the house, our team looks at two things: the layout and the road. Good builders in Medavakkam should ask to see both before they quote.

The layout: four questions

  1. Is the layout approved, and by whom? Ask for the layout approval number and a copy of the approved layout plan. A sale brochure or a seller's word is not the same thing.
  2. Does your plot match the plan? The plot number, dimensions and boundaries in your sale deed should match the approved plan. Plots that were later split or merged need extra care.
  3. If the layout was not approved, was the plot regularised? Tamil Nadu has run schemes to regularise plots in unapproved layouts. If yours went through one, you should be able to see the regularisation order.
  4. What was the land before? Check the revenue records for the survey number. Land classified as a water body or government land is a problem no building plan can fix.

Our approved plot verification guide covers these checks in more detail, and our list of documents required to buy land in Chennai covers the rest of the paperwork.

The road: on paper and on the ground

In a new layout the road in front of your plot matters three ways.

Who owns it

Layout roads are meant to be handed over to the local body once the layout is approved. If that has happened, the road is public and maintained. If not, it may still belong to the developer or the original landowner. Ask, and check that your right of way is written into your documents.

How wide it really is

Measure it. The width on the layout plan and the width between today's compound walls are not always the same. Road width decides your setbacks and how much you may build, and it decides whether a concrete mixer and a lorry of steel can reach the plot. An unpaved layout road can turn to mud in the monsoon and stop deliveries for days, so on such plots we bring in steel, cement and aggregate ahead of the rains and plan the roof pour for a dry spell.

How high it will get

Roads in new layouts usually start as gravel and get tarred, then relaid, and every relaying raises them a little. A plot that sits level with the road today can sit below it later and take the street's rainwater. If your plot is already lower than the road, budget for filling it and for a higher plinth. Medavakkam's low pockets saw waterlogging in heavy rain, so ask the neighbours how your street fared.

Who approves the house

Individual house plans in Medavakkam go to the Greater Chennai Corporation, with CMDA for larger buildings. The area sits close to the edge of the city's growth, so we confirm the approving office against your plot's documents before any drawings are made. The permit itself also depends on the layout checks above: a clean layout file makes the application straightforward.

Designing for a new-layout plot

  • Water. Many houses here rely on a borewell, at least as backup. Ask neighbours how deep theirs go and how they hold up in summer, and plan a sump with enough storage.
  • Room to grow. Plots in newer layouts are often larger than closer in, and many families build a ground floor first. If you might add a floor later, we design the foundation and staircase for it now.
  • Compound wall and gate. On a layout where neighbouring plots are still empty, the compound wall is often built first, both to mark the boundary and to secure the site.

What it costs

Our packages are per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199.

A 1,500 sq ft single-family house costs about ₹33 lakh in Basic (1,500 × ₹2,199) or about ₹36 lakh in Standard. The usual extras apply: approvals, the soil test, compound wall, sump and interiors. On a plot below road level, filling and a higher plinth are extra too, and we price them separately so you can see them. Our house construction cost in South Chennai page puts these numbers in context.

How we build in Medavakkam

We start with a site visit: measure the road, check the plot level against it and talk to the neighbours. Then we read your sale deed, patta, encumbrance certificate and layout documents, and tell you plainly if anything needs fixing before you go further.

Once the plot is clear, we design the house, prepare the application for the Greater Chennai Corporation (or CMDA for a larger building) and follow it through. Construction runs in stages with a daily progress report, and your payments follow the completed stages.

Check before you pay the advance

Whichever builders in Medavakkam you speak to, the right first conversation is about the plot, not the price per sq ft.

If you are about to buy in Medavakkam, send us the layout name and plot number before you pay the advance. We'll tell you which documents to ask the seller for and what we'd want to see before building there. Still choosing a locality? Our builders in Chennai page covers the rest of the city.

Building in Medavakkam: questions owners ask

Individual house plans go to the Greater Chennai Corporation, with CMDA for larger buildings. Because the area sits near the edge of the city’s growth, we confirm the approving office against your plot documents before drawings begin.

Ask the seller for the layout approval number and a copy of the approved layout plan, then check that your plot number and dimensions match it. If the layout was unapproved, ask whether the plot was regularised and see the order.

It is risky. An unapproved layout can block the building permit, home loans and a future sale. Some plots were regularised under state schemes. Have the documents checked, and take legal advice, before you buy.

Find out who owns and maintains it, and make sure your right of way is written into your documents. A road that is still private can cause problems with access, maintenance and approvals.

About ₹33 lakh in our Basic package, ₹36 lakh in Standard, ₹40.5 lakh in Premium and ₹48 lakh in Ultra Luxury. Approvals, soil test, compound wall, sump and interiors are extra, as is filling a plot that sits below road level.

Only if you budget for filling it and for a higher plinth. Roads in new layouts tend to rise as they are relaid, so a low plot can end up taking the street’s rainwater.
