What makes Madipakkam different
Madipakkam is a settled residential suburb. Most streets are lined with independent houses, many on plots of a ground or less, and a lot of them were built before anyone worried much about water.
The problem is rarely the house. It is the street. Madipakkam lies on low ground between Velachery and the Pallikaranai marsh, and several of its streets hold water after heavy rain. The 2015 floods and the rain that came with Cyclone Michaung in December 2023 both left water standing in parts of the area.
So a house here has two jobs. Keep water out of the rooms. And keep working, with water, power and toilets, while the street outside is wet. Our team plans for both from the first site visit.
If you have read our guide for builders in Velachery, you know how we fix the plinth level against the historic water line. Madipakkam needs the same discipline. But the bigger surprises here sit below and around the house: the sump, the septic tank or sewer line, and a road that keeps rising.
Check these before you buy or demolish
- Your street in heavy rain. Ask neighbours how high the water came and how long it stayed. A street that clears in hours and one that stays wet for a week need different houses.
- The road level, and any plan to relay it. Every relaying adds height. An older house that sits a step below the road today was level with it once.
- Sewer connection. Find out whether your street is connected to the underground sewerage network or still depends on septic tanks. It changes what we build at the back of the plot.
- Groundwater. Ask how deep neighbours' sumps are and whether they take in water during the monsoon. That tells you more about the water table than any general figure.
- Documents. Patta, parent documents and an encumbrance certificate, as for any plot under Greater Chennai Corporation.
Design choices that follow
This is where good builders in Madipakkam earn their fee. None of these choices shows in the finished elevation, and all of them show in the first heavy rain.
A plinth set for the road you will have in ten years
We set the finished floor against the highest water level neighbours remember and against the likely future road level, not today's road. On a rebuild, this often means the new house sits clearly higher than the old one. Entrance steps and a gentle ramp for the car are drawn into the plan from the start, so they are not squeezed in later.
A sump that stays clean
In a high water table, an ordinary sump slowly turns into a well. Groundwater seeps in through the walls and base. In a flood, street water can enter through a low lid. We build the sump in reinforced concrete with waterproofing on the walls and floor, raise the manhole cover above the expected water level, and keep the sump as far from any septic tank or soak pit as the plot allows.
Septic tank or sewer line
Where there is no sewer connection yet, the septic tank and soak pit need space, and a soak pit sitting in waterlogged ground stops doing its job. We size them for the household and leave a capped line ready for a future sewer connection, so the toilets can be switched over later without breaking up the floor.
Stilt parking on smaller plots
On many Madipakkam plots a stilt floor makes good sense. The car stays at ground level and the living spaces start one floor up. Occasional water in the parking area does far less harm than water in a bedroom. The number of floors you can build above the stilt depends on plot size and road width, which we confirm against Greater Chennai Corporation rules before the design is final.
Power and water that keep running
The main electrical board, meter and inverter go well above plinth. The sump pump sits on a raised platform with its own switch. Roof water goes into a rainwater harvesting pit with a filter, which recharges the ground instead of adding to the water in the lane. Rainwater harvesting is required for new buildings in Tamil Nadu in any case, so it is worth designing it properly rather than as an afterthought.
What it costs in Madipakkam
We price by built-up area. Our four packages are Basic at ₹2,199, Standard at ₹2,399, Premium at ₹2,699 and Ultra Luxury at ₹3,199 per sq ft. As a worked example, a 1,600 sq ft house on the Standard package comes to about ₹38.4 lakh (1,600 × ₹2,399). Tell us early if you want a stilt floor, because it changes the built-up area we price.
Approvals, the soil test, compound wall, sump and interiors are not part of the package rate. In Madipakkam, give the sump and any extra plinth filling a proper line in your budget. They are where a low-lying plot costs more than an ordinary one, and cutting them is the false saving people regret after the first heavy monsoon. For a wider view of pricing in this part of the city, see our guide to house construction cost in South Chennai.
How our team handles a build here
- Site visit. We walk the plot and the street, note the road level and where the drains run, and talk to neighbours about past flooding.
- Plot and document check. We review the patta, title documents and encumbrance certificate before any drawing is made.
- Soil test and design. The soil report decides the foundation. Plinth level, sump position, septic location and drainage are fixed on the drawings, not decided on site.
- Approval. We prepare and submit the plan to Greater Chennai Corporation, or to CMDA if the building is large enough to need it.
- Stage-wise construction. Foundation, plinth, frame, roof and finishing, with a daily progress report and photos. You pay stage by stage as each one is completed.
Timing matters here too. Where the approval allows, we aim to get the foundation and plinth done before the northeast monsoon arrives around October, so open excavation is not left sitting full of water.
Talk to us about your plot
If you are comparing builders in Madipakkam, start with the street, not the elevation drawing. Share your plot location and a few photos of the street with our team, and we will tell you what the site needs before we price anything. You can also see how we work across the city on our builders in Chennai page.
Building in Madipakkam: questions owners ask
We generally advise against it. With a high water table and streets that can hold water, a basement needs heavy waterproofing and constant pumping, and it is the first space to flood. A stilt floor for parking gives you the same use with far less risk.
There is no single number for the whole area. We set it against how high water has reached on your street and the likely future road level after relaying. On rebuilds the new plinth usually ends up noticeably higher than the old house.
Build the sump in reinforced concrete, waterproof the walls and base, keep the manhole cover above the expected water level, and place it well away from the septic tank or soak pit. A plain brick sump in this ground tends to leak in both directions.
On our Basic package at ₹2,199 per sq ft, about ₹26.4 lakh. On Standard at ₹2,399, about ₹28.8 lakh. Approvals, soil test, compound wall, sump and interiors are extra, and on a low plot the sump and plinth filling deserve a realistic allowance.
Madipakkam is within Greater Chennai Corporation, which issues the building permit for a typical individual house. Larger buildings go through CMDA. Our team prepares and submits the drawings for you.
Ideally soon after the monsoon, so the foundation and plinth are finished well before the next October rains. Approval time and your own readiness affect this, so we plan the start date with you rather than promise a fixed one.
