Builders in Royapettah, from a branch on your street

Our Royapettah branch is at 61, Mir Bakshi Ali Street, Royapettah, Chennai 600014.

It is also where our team serves central Chennai from. For a Royapettah project, that means a site visit does not need a day's planning, and a supervisor can be at your gate quickly when a question comes up on site.

Royapettah itself is one of the older, denser parts of the city, between Mylapore, Triplicane and Teynampet. Most of the houses here stand on small plots, many in narrow lanes off the main roads. Land is valuable and rarely comes up empty. So nearly every project we discuss in Royapettah starts the same way: an old house, a small plot, and a family that needs more space than the plot seems to offer.

The small-plot problem

On a small plot, the rules take a bigger bite.

Setbacks from the front, sides and rear are required under the Tamil Nadu Combined Development and Building Rules, 2019, and on a narrow plot they can take away a large share of the width. How high you can build and how much floor area is allowed depend on the plot size and the width of the road in front. We work out these limits for your exact plot and confirm them with the authority before we draw a single room. Guessing here is how families end up with plans that cannot be approved.

Once the limits are clear, the design is about not wasting anything.

Where the staircase goes

On a small footprint the staircase decides the plan. Put it in the middle and it splits every floor in two. Put it along one side wall and the rooms open up. If the upper floor may be let out, the staircase may need its own entrance from the road.

Room for a lift, even if not now

When a plot cannot spread outwards, the house goes up, and three or four floors are hard on elderly parents. We often leave a lift shaft in the structure, used as storage until the family is ready to fit a lift.

Light and air in a house with close neighbours

When buildings sit close on both sides, side windows get little light and less breeze. A central light well, or a stair with a skylight above, brings both into the middle of the house. It costs a little floor area and repays it every day.

Parking that does not swallow the house

A small plot often has room for one car at ground level and not much else. We fix the car's position, the gate and the ramp first, then plan the rest of the ground floor around them.

Add a floor or rebuild?

Many owners in Royapettah first ask whether they can simply build on top of the old house. Sometimes they can. Often they should not.

Older houses here were frequently built on load-bearing walls, with foundations sized for one or two floors. Adding a floor safely depends on what is under the ground and inside the walls. Our guide to adding a floor to an existing house covers what has to be checked. If the existing building shows cracks, damp or corroded steel, a structural repair assessment tells you whether it is worth saving at all.

A rough rule from what we see: if the old house needs both major repair and an extra floor, a rebuild usually works out better for the money and gives a far better layout.

Building on a plot with no spare space

A small central plot has nowhere to store a lorry-load of sand. The site has to be run differently.

  • Materials arrive in smaller loads, more often, timed to the day's work.
  • Demolition of walls beside neighbours is done by hand, and debris leaves the site the same day where possible.
  • Scaffolding stays inside your boundary, with netting to protect the lane and the neighbours' homes.
  • Neighbours' walls are photographed before work starts, so there is a fair record for everyone.

This is where having our branch close by helps most. Small sites need more frequent supervision, not less.

What a Royapettah build costs

Our packages are priced per sq ft of built-up area: Basic ₹2,199, Standard ₹2,399, Premium ₹2,699 and Ultra Luxury ₹3,199.

A worked example. A compact three-floor home of 1,800 sq ft built-up costs about ₹43.2 lakh at Standard (1,800 × ₹2,399) and about ₹48.6 lakh at Premium (1,800 × ₹2,699).

Approvals, demolition, soil test, compound wall, sump and interiors are extra. A lift, if you fit one, is extra too. On a central plot, a rental floor can help the numbers: some owners plan one floor to let out, with its own entrance and meter.

How Hunter Property handles a build in Royapettah

  1. Site visit from our Royapettah branch. We measure the plot, check the lane access and look at the old structure.
  2. Document check of title, patta, the old approval and tax receipts.
  3. Design that works out the setback and height limits first, then fits the rooms.
  4. Approval, which we file with the Greater Chennai Corporation. Larger buildings go to CMDA instead.
  5. Construction in stages with daily progress reports and photos.
  6. Stage-wise payments, released only when the work for that stage is done and you have seen it.

If you are comparing builders in Royapettah, ask each one how often a supervisor will be on your site, and from how far away they will come. On a small, tight plot, that answer matters.

Building in Royapettah: questions owners ask

Our branch is at 61, Mir Bakshi Ali Street, Royapettah, Chennai 600014. Our team serves central Chennai from this office, so site visits in and around Royapettah are quick to arrange.

It depends on your plot size, the road width in front and the setback and floor area limits under the Tamil Nadu Combined Development and Building Rules, 2019. We work out the figures for your plot and confirm them with the authority before design.

Only add a floor if a structural check confirms the foundation and walls can carry it. Many older Royapettah houses were built for one or two floors. If the house also needs major repairs, a rebuild is usually the better choice.

Materials come in smaller loads, more often. Debris leaves the site quickly, scaffolding stays within your boundary and neighbours' walls are recorded before work begins. Frequent supervision from our nearby branch keeps a tight site running.

Our packages run from ₹2,199 to ₹3,199 per sq ft of built-up area. A 1,800 sq ft home is about ₹43.2 lakh at Standard and about ₹48.6 lakh at Premium. Approvals, demolition, soil test, compound wall, sump and interiors are extra.
